What we handle
- Buyer representation — reviewing the purchase contract, negotiating attorney modifications, reviewing the title commitment and survey, coordinating with the lender, and attending closing
- Seller representation — drafting or reviewing the purchase contract, handling title and survey issues, responding to buyer inspection concerns, and attending closing
- Residential refinance — reviewing loan documents, reviewing title commitment, and attending closing for homeowners refinancing their primary residence
- FSBO (for sale by owner) contract drafting — for buyers and sellers who are handling a transaction without a realtor, we draft the purchase contract and rider language to protect your interests
- Post-closing issues — title defects discovered after closing, undisclosed defects, closing settlement disputes, and related matters
What we do not handle
MALC represents residential buyers, sellers, and homeowners only. We do not:
- Represent landlords in any capacity, including landlords purchasing or selling investment properties
- Handle commercial real estate transactions
- Negotiate commercial leases
- Represent developers or condominium associations
These limits are deliberate. Our practice is oriented toward tenants and individual homeowners, and we do not accept representation that would put us on the opposite side of the communities we serve.
When to reach out
- Before you sign a purchase contract. The "attorney review period" in most Illinois contracts is short (typically 5 business days), and the time to get an attorney involved is before that clock starts
- As soon as you accept an offer on your home. Even if you're using a realtor, an attorney should review or draft the contract on your behalf
- When you receive loan documents for a refinance. Lenders often send closing packages with a few days' notice; reaching out early gives us time to review carefully
- If title issues arise that the realtors and title company can't resolve — missing heirs, lien disputes, boundary questions, and similar complications
How pricing works
All residential real estate work is priced as a flat fee. Filing fees, recording fees, title insurance, and transfer taxes are separate costs paid to third parties (not to us). We tell you about these costs upfront. Sliding-scale rates apply to our fees. See our full pricing page.
